Moscow sells 135 real estate objects

Moscow authorities presented the city realty objects to be sold to small business representatives within a round table titled “Great opportunities for small business” which took place in the capital.

It concerned spaces from 5 to 5,000 square meters maximum which may be rented or bought together with a land plot. On the whole, 125 objects are planned to be leased out and 135 will be privatized. 

As a rule, small spaces below 150 square meters are the most demanded among small business representatives. These may be both separate premises or spaces in cellars or underground and ground floors. 

The initial price of the objects’ rent starts at 3,000 roubles for underground spaces and up to 12,000 roubles for premises in the central part of the city. The cost of privatization objects varies from 30,000 roubles per square meter to 120,000 per square meter. For example, the starting price for a 92 square-meter premise in Mishin street equals 7m roubles ($109,114), which is 83,000 roubles ($1,294) a square meter. 

According to Vasily Kalinkin, Head of the Department of Investment Attraction and Tracking of the Moscow Competitive Policy Dept., this year the activity of small business tenders has not been very high.                           

 — Nevertheless, when compared with 2015, there has been insignificant growth, with an average of 4-5 participants claiming for 1 lot, the official said before stressing that the city authorities closely cooperate with investors. The latter are attracted by affordable prices, which are generally 10—15% lower than the market one.

Vladimir Cherniavsky, Deputy Director on strategy of the city Agency for Investment Management, remarked that all information about the objects offered by the city may be found on the Moscow Informational website in the Tenders section.

 

— To take part in a tender, it is necessary to register on the website in order to get accredited, to receive a computer-generated signature and to send an application, Elena Valeeva, representative of the “Integral electronic trade ground” department for working with key customers of Moscow, explained. 

 

Following this, the computer-generated signature will be valid for any electronic ground. Accreditation may be received for free for a year, but it will only apply to one trading platform.  

 

One will have to wait for two or three days to receive accreditation, but if you ask for help via the information desk of the tender committee, the process may be shortened to 1.5 days.

 

The information desk is a window for entrepreneurs to obtain a consultation about tenders or to arrange the viewing of an object.

 

The participants of the round table also discussed rent issues of non-stationary objects (different stands or stalls) and issues related to a private-public partnership whereby businessmen may offer their investment initiatives and cooperate with the city according to a concession.

 

Conferences and meetings with small business representatives traditionally take place every Wednesday and the schedule and topic of the next round table may be found on the tender committee’s website.
