For the first half of 2018, real estate market analysts have observed a record amount of elite apartments in Moscow’s new buildings, sold by private sales.
As Vedomosti newspaper reported on Thursday, this figure for the indicated period amounted to 550 items. The elite real estate was sold in 8 projects of developers, the total area of which was 78 thousand square meters.
The bulk of these projects falls on Khamovniki and Tverskoy districts of Moscow. Within these projects, real estate in the elite segment is offered at a price of 550,000 rubles per square meter, while in the premium segment the price started from 350,000 rubles per square meter. According to experts, this growth has a number of reasons.
In particular, in 2018, developers sought to obtain permits for construction as soon as possible since they were being issued then under the old rules. Also, an important factor was the high activity of real estate buyers in the premium segment. And finally, private sales allow attracting a flow of investment buyers, who often at this stage buy several lots at once, and sometimes even a number of floors.
